Buying Right — Every Time!

When most people decide to purchase a new home, they quickly become caught up in their emotions.  They fall in love with homes, and their judgment becomes skewed.

This is completely normal, but before you sign on the dotted line, you may want to consider doing some research to make sure you’re “buying right”.

Here are some things you should think about before you fall in love with a home:

  1. 1. Appreciation.

Before you ever make an offer on a home in Greenville and surrounding counties, you should check to see how the neighborhood has appreciated over the past five years.  housing dollar

Ask your agent to run a five-year “appreciation analysis” of the area.

You may find that out of two homes you like, the more expensive one has appreciated a lot more than the less expensive one—meaning it may be a better investment, even though the initial price tag is higher.

  1. 2. Style.

The style of the home you’re buying is also critically important.  Different areas in Upstate South Carolina have a different demand.

For example, rambler homes are extremely popular in some areas, due to aging baby
boomers who want one-level living.  In other areas, a demographic skewed to younger, growing families makes two-level homes more desirable.  The best rule of thumb is to take a long hard look at the neighborhood to figure out how the style fits potential resale value.

Convenience plays a big role in the resale value of a home.  Make sure your agent knows how much the community has grown or declined in the last 20 years, and how fast.  These are crucial elements for determining the resale value of a home.
